ABOUT HOA WEALTH ADVISORS

Financial Guidance Built Around the Communities People Call Home

Community associations manage more than budgets and reserve accounts. They are responsible for the financial decisions that support homes, shared infrastructure, essential services, and the long-term stability of the community.

HOA Wealth Advisors brings financial planning, reserve strategy, liquidity, and investment considerations into one coordinated framework, helping Boards and managers evaluate those responsibilities with greater clarity and discipline.

THE COMMUNITY BEHIND THE NUMBERS
An HOA Is More
Than an Organization
An association is responsible for the places people rely on every day, the roofs over their homes, the streets they drive, the streets where their kids play, the landscaping they see, the shared amenities they use, and the infrastructure that supports the community over time.

Behind every budget, reserve contribution, and capital decision is a real obligation to homeowners.

hat is why HOA financial decisions should be evaluated as part of a connected long-term plan, not as isolated numbers or individual accounts.

Good financial stewardship helps protect both the community today and the obligations it will face tomorrow.
OUR ORIGIN
Why HOA Wealth Advisors Was Created

HOA Wealth Advisors was created around a simple idea:

Community associations deserve financial guidance built specifically around the way they operate.

Traditional financial services often focus on individual accounts or isolated investment decisions. Associations face a different challenge. Operating cash, reserve obligations, capital projects, liquidity, assessments, and investment decisions all affect one another and all must support a community that continues operating year after year.

What began as specialized community-association work within DK Financial Network evolved into a dedicated advisory practice focused on helping Boards and managers bring those financial decisions together.

OUR APPROACH
Financial Planning Comes First
HOA Wealth Advisors

Reserve investments are only one part of an association’s financial picture. Before evaluating where reserve funds should be held or invested, the association first needs to understand what those funds are expected to support, when they may be needed, and how the rest of the financial structure fits around them.

HOA Wealth Advisors starts with the broader plan—bringing together cash flow, capital obligations, liquidity needs, risk considerations, reserve funding, and investment strategy so decisions can be evaluated in context.

01

Cash Flow

Understand the association’s operating position, recurring obligations, and the timing of expected inflows and outflows.

02

Capital Needs

Coordinate reserve funding and major future expenditures with the association’s anticipated repair and replacement responsibilities.

03

Liquidity & Risk

Maintain appropriate access to funds while accounting for timing, uncertainty, and the financial risks facing the association.

04

Reserve / Investment Strategy

Evaluate reserve holdings and investment decisions only after the association’s expected obligations, liquidity needs, and overall financial plan are understood.

The association’s financial plan comes first.
The investment strategy should support that plan—not define it.
SUPPORTING THE PEOPLE MAKING THE DECISIONS
Helping the People
Responsible for the Community

Board members are often volunteers carrying significant financial responsibility. Community managers are already balancing operations, vendors, residents, budgets, and day-to-day demands.

HOA Wealth Advisors is designed to add a specialized financial layer without taking over either role. We help organize the financial information, evaluate the tradeoffs, and present the issues in a way that supports better decisions.

Clear communication matters.

Boards should be able to understand:

  • What is being evaluated

  • Why it matters

  • What alternatives exist

  • What the tradeoffs are

  • What decision is actually before them

The goal is not to make financial decisions more complicated.

It is to help the people responsible for the community make them with greater clarity and confidence.

WORKING WITH THE ASSOCIATION’S TEAM
Built to Work Alongside the Association’s Existing Professionals

Community associations already rely on a network of professionals, each with an important role. Financial planning should strengthen that existing structure—not compete with it.

HOA Wealth Advisors works alongside the association’s community manager, accountant, attorney, reserve-study provider, engineer, insurance professional, and other specialists by focusing on the financial decisions that connect their work.

We do not replace those professionals or expand beyond our role. We help bring the financial implications of their information into a coordinated decision-making framework for the Board.

The result is a more connected financial process without adding unnecessary complexity.

Better Financial Information for the People Responsible for the Community

Every association is different. The right starting point is understanding the financial position, upcoming obligations, and decisions already facing the Board.

HOA Wealth Advisors begins by reviewing the association’s information and identifying where greater financial clarity, coordination, or planning may be valuable.

Submitting information does not create an advisory relationship.
